Lumo Kodit, which offers rental apartments, wanted to centralize the procurement of air filters for its properties by sourcing them directly from a single manufacturer. Vado conducted a pilot project at four different sites, which resulted in savings of up to 40% in energy costs for filters.

Lumo Kodit is Finland’s largest property owner. The company owns tens of thousands of apartments located in hundreds of properties throughout Finland.
The procurement of filters for air handling units in buildings had previously been decentralized, and Lumo Kodit wanted to change that. Lumo Kodit was interested in Vado’s service model, which includes site surveys and documentation. The goal of centralizing filter procurement was:
- Ensuring consistent, high-quality indoor air for all residents and occupants of Lumo Kodit’s properties.
- Centralizing procurement directly with a single manufacturer.
- Cost savings from centralized procurement.
- Reducing the carbon footprint and energy consumption.
Pilot project in the Helsinki metropolitan area tested Vado’s service model
In order to test the implementation of the objectives, four different residential properties were selected for the pilot project in the Helsinki metropolitan area, and the Vado service model was implemented at these sites.
An initial site survey and documentation of the current condition of each property was carried out. Based on the survey, Vado submitted a proposal for new filters. Following the proposal, new filters were installed in the buildings, and their performance was measured at the end of the pilot period.
The results speak for themselves
The tests conducted at the pilot sites showed that Vado filters resulted in savings of approximately 40% in energy costs related to the filters. Energy savings directly translate to lower costs and a smaller carbon footprint.
The replacement intervals for the new pocket filters can be extended to a full year, whereas previously the filters had been replaced every six months.
Replacing air filters is now a breeze
Thanks to the filter replacement plan for Vado filters, Lumo Kodit can now be confident that the filters will be replaced on time and that everyone on the premises will be able to breathe consistently high-quality indoor air.
As a result of the pilot program, Lumo Kodit ended up centralizing all its filter purchases to Vado.
Another important advantage of Vado’s service model is that site surveys are conducted for all of Lumo Kodit’s properties. This is the first time the company has a list of which filters are installed in different properties and what has been ordered for each property. As part of the site survey, Lumo Kodit also received documented information about the air handling units themselves.
As a customer of Vado, Lumo Kodit is now fully informed of the current situation, but they do not need to take any action themselves. Filter replacements have been agreed on and arranged in cooperation with the maintenance companies based on the delivery cycles and maintenance schedules agreed upon with Lumo Kodit.
